How long does it typically take to lease my property?

Every property is different, and the time it takes to secure a qualified tenant depends on factors such as pricing, location, condition, seasonality, and current market demand. We provide rental price recommendations based on current market data and will keep you informed throughout the marketing process. If market conditions change or activity is lower than expected, we’ll discuss potential adjustments to improve leasing performance.

How do you determine the rental price?

Before marketing your property, we perform a comparative market analysis using recently leased properties, current competition, and local market trends. Our goal is to recommend a competitive rental price that helps minimize vacancy while maximizing your return.

How are tenants screened?

Every application undergoes a comprehensive review that includes credit history, income verification, employment, rental history, criminal background, eviction history, identity verification, and pet screening when applicable. Our screening process is designed to evaluate the complete application and select qualified residents who meet our established criteria.

How are maintenance requests handled?

Residents submit maintenance requests through their online portal. Our team reviews each request, assists with troubleshooting when appropriate, and coordinates service with applicable vendors when repairs are necessary. Owners are kept informed throughout the process in accordance with the authorization limits established in the Property Management Agreement.

How often will I hear from you?

We believe communication should be meaningful rather than excessive. You’ll receive updates regarding significant maintenance matters, lease renewals, recommendations, and other important events affecting your property. You’ll also have access to your Owner Portal, where you can view statements, repair invoices, lease documents, and account activity at any time.

How do I receive my rental income?

Owner distributions are processed monthly and accompanied by a detailed owner statement outlining rental income, expenses, and account activity. Funds are electronically deposited into the bank account you provide on the owner intake form.

Am I required to make my property available to Section 8?

No, each owner is allowed to make that choice independently for each property they have.

Are you licensed?

Yes. Military City Property Management is a fully licensed Texas real estate brokerage led by Daniel Pedroza, CCIM, Broker. Our operations strictly comply with all Texas Real Estate Commission (TREC) guidelines and requirements.

Can I reach you after hours?

Our business hours are from Monday – Friday, 9:00 AM to 6:00 PM and with an answering service to assist you around the clock 7 days a week.

Can you put the money directly into my account?

Yes. You can choose which bank account you would like to attach to your Owner Portal so you can both deposit and receive funds.

Do I get to see the lease or sign it?

The Property Management Agreement (PMA) allows us to act on your behalf. We will do so per the PMA contract and your wants and needs while presenting them to prospective tenants. Once the residents have signed the lease agreement a copy of the executed lease will be sent to you to have for your records.

How long of a lease do you sign?

The lease terms will vary based on what you, the owner, want and need. We have month to month agreements (at a premium), six month contracts, 1 year, or even 2 year lease terms if you prefer.
